From mom-and-pop shops to tech startups, small businesses are critical to the growth and vitality of our nation and the Research Triangle region. They create two-thirds of the new jobs in the U.S. each year. The Small Business Administration has highlighted the impact of outstanding entrepreneurs and small businesses since 1963. The Triangle is celebrating Small Business Week by offering events and resources to support the organizations that are important economic drivers for our region.

Wake Tech’s 10-week Launch training gives budding entrepreneurs the educational foundation, collaboration, and networking opportunities to start and grow their businesses. We celebrated their hard work and accomplishments with a graduation ceremony last night where students were able to meet their mentor team. We are so proud and excited for the future successes this group is sure to achieve!

The pandemic created a high demand for industrial space, which developers rushed to meet. As vacancy rates begin to creep up, the question today is what types of spaces are most in demand.

At the height of the industrial market boom, most developers and investors were in search of credit tenants to fill 100,000-plus square feet spaces. The underlying financial prowess of these large tenants makes them less risky tenants because they are much more likely to be able to continue paying rent in the event of a lease or market disruption.  But leasing to multiple smaller tenants can also reduce the risk of new development by allowing developers to diversify their portfolios. Using this model, developers can diversify not only through different companies, but also different industry sectors and lease expiration dates.

With so much development of large industrial product in the past two years, demand for smaller, flexible spaces for tenants may present an ongoing development opportunity for communities like Cary.  Companies seeking facilities in the 10,000 to 49,000 square foot range, or larger projects that require re-engineering or “right-sizing” due to funding constraints, are starting to look for space again.  It is my opinion that a community’s economy is stronger and more resilient if there is diversity in the employment, the industry sectors represented, and sizes of companies.  While some communities may focus on recruiting only the largest of corporations, Cary remains an attractive place for companies of all sizes.  This diversity offers residents many different career opportunities, and a place for developers to find success across all property types. The Brookings Institute released the 2024 Metro Monitor, a comprehensive tracker of economic growth in regional economies across the U.S. The tool tracks economic progress across 15 #growth, #prosperity, and #inclusion indicators.

This year’s Metro Monitor evaluates how regional economies have changed between 2012 and 2022 on the following indicators: growth, prosperity, overall inclusion, racial inclusion, and geographic inclusion. How does Raleigh perform when compared to other large metros?

The Raleigh metro is a leader among the 54 largest metros in the analysis.
· #2 in the growth indicator
· #6 for the prosperity indicator
· #4 for the geographic inclusion indicator

For the past several years, Wake County Economic Development has commissioned a study to examine the Raleigh metro’s economic prowess against the 100 top metros in the country. This study, conducted by Ted Abernathy, has demonstrated that year-over-year, the Raleigh metro is among the nation’s strongest, most competitive metros.
